Foundation Repair in Surrey

Surrey's glaciomarine clays are highly sensitive to moisture changes. In wet months, clay swells and exerts upward pressure on slabs and outward pressure on walls. In dry months it shrinks, allowing slabs to drop and walls to relax. This seasonal cycle causes stair-step cracking at block wall corners, diagonal cracks at window and door corners, and cracked floor slabs with consistent winter-to-summer movement. Controlling drainage around the perimeter significantly reduces the amplitude of this movement.

Cloverdale's pre-1920 farmhouses and heritage homes were built on shallow rubble, brick, or early concrete footings with no waterproofing and minimal drainage. After 100+ years, these foundations have settled, cracked, and in many cases shifted laterally. Stone and brick foundations require specialist knowledge to repair — they can't simply be injected with epoxy. Repointing, interior parging, and drainage correction are the standard approaches.

Homes on the Surrey Uplands escarpment — the elevated ridge running through Guildford, Fleetwood, and Panorama Ridge — face downslope drainage loading that is often severe enough to bow upslope foundation walls inward. We routinely see horizontal cracks at mid-wall height in homes on this ridge where the backfill never had adequate drainage. Carbon fibre strapping and exterior drainage correction address both the symptom and the cause.

Parts of Newton, South Surrey, and the Serpentine/Nicomekl floodplain areas have high water tables and soft bearing soils similar to Richmond. Homes in this zone experience ongoing settlement, slab cracking, and chronic basement moisture even without obvious foundation cracks. Perimeter drainage replacement and interior sump systems are almost always needed.

Surrey's large stock of 1980s builder homes in Fleetwood, Whalley, and Newton used perforated plastic weeping tile that is now at or past its service life. These systems fail quietly — the drainage degrades over years until a major rain event overwhelms the clogged system and the basement floods. We replace these systems regularly and typically find the original pipe completely filled with silt and roots.

Insulated concrete form foundations, common in Surrey builds from the 2000s onward, occasionally show vertical shrinkage cracks or cold joint cracks where a pour was interrupted. While ICF performs well structurally, the foam facing makes it harder to detect leakage — moisture often travels behind the foam before appearing on the interior. These cracks are repaired with polyurethane injection from the interior side.
