Homes We Repair in Delta
Ladner has BC's oldest working fishing village homes — some dating to before 1900 — as well as 1950s–1970s suburban bungalows. Tsawwassen is largely post-1960 suburban ranchers and split-levels. North Delta has a mix of post-war bungalows and 1980s–1990s two-storeys. Homes in Ladner and Tsawwassen that were built before engineered pile systems were standard often have conventional shallow footings sitting directly on the compressible delta soils.

Delta Consolidation Settlement (Ladner & Tsawwassen)
The organic clay and peat soils beneath Ladner and Tsawwassen have been compressing under building loads since construction and continue to do so. Homes on conventional footings — not piles — will settle continually. We see 50mm to 150mm of settlement in older Ladner homes, manifesting as significant floor slope, racked doors and windows, and diagonal cracking at every stress concentration. Helical pier underpinning can arrest movement by transferring load to deeper, competent layers.
High Water Table & Slab Heave
Delta's water table is very close to the surface throughout the municipality. Basement slabs are subject to upward hydrostatic pressure that can physically lift the slab during high water table periods — particularly after heavy rain or during spring snowmelt. A properly designed drainage system with a reliable sump is the only way to manage this, and the system must be maintained annually.
Sea Level Proximity & Salinity
Homes near Ladner Harbour and the Tsawwassen waterfront are in environments with elevated soil moisture salinity. Salt accelerates rebar corrosion in concrete foundations, causing the characteristic rust staining, spalling, and delamination that we see in these coastal homes. Stainless steel or epoxy-coated rebar must be used in any new concrete work, and spalling areas require full-depth concrete removal and restoration to stop the corrosion cycle.
North Delta Clay Cracking
North Delta's glaciomarine clays behave similarly to Surrey's — seasonal heave and shrinkage create stair-step cracking in block walls and diagonal cracking at corners. Homes on the North Delta slope also deal with drainage from the upland escarpment above them, similar to Surrey's hillside drainage pattern. Carbon fibre strapping and drainage correction are the standard repairs.
Perimeter Drainage Failure (Universal Issue)
Delta's high water table means weeping tile systems are under constant pressure rather than only during rain events. This accelerates clogging and collapse — we typically see functional lifespan of 20–25 years before replacement is needed. The replacement rate in Ladner and Tsawwassen is the highest we see outside of Richmond.
