Hillside Retaining Wall Failure
A large proportion of North Vancouver's hillside homes have retaining walls that are integral to the foundation system — they hold back the upslope grade and transfer that lateral load to the building. When these walls fail — through drainage failure, frost expansion, or root intrusion — the load transfers directly to the foundation wall. We see significant wall bowing, base sliding, and footing undermining in North Vancouver more than anywhere else in Metro Vancouver.
Extreme Hydrostatic Pressure
North Shore rainfall is among the highest in BC — some years exceeding 2,400mm. When this volume of water hits impermeable clay and colluvial soils, it builds hydrostatic pressure against foundation walls very quickly. North Vancouver basements routinely flood through cracks that would merely weep in drier parts of the region. Exterior waterproofing or high-capacity interior drainage are the only reliable solutions.
Cantilevered & Stepped Foundation Instability
Many North Van hillside homes have foundations that step down the slope, with lower floors cantilevering over the grade below. These configurations rely entirely on the stiffness of the foundation concrete and the strength of the hillside soil. Soil creep — slow downslope movement of the colluvium — can undermine cantilevered footings over decades. We use helical piers to anchor these footings to competent bedrock or firm till below the creep layer.
Split-Level Foundation Differential Movement
North Vancouver's 1960s–1970s split-levels sit on two or three foundation levels that are structurally independent but thermally and hydraulically connected. When one level settles or heaves, the other doesn't move with it — creating racking forces in the floor structure and cracks at the junction walls. This is a North Shore-specific problem that requires careful assessment before repair.
Rockfall & Debris Flow Risk Near Steep Slopes
Homes on the lower slopes of Grouse Mountain, Seymour, and other North Shore peaks are in the path of occasional debris flows. While we don't do geotech or debris flow mitigation, we do see the foundation damage left behind — displaced footings, cracked walls, and undermined slabs from water-borne material. Any home in a mapped debris flow path should have its foundation assessed after a major rain event.
Undersized Footings Under Secondary Suites
North Vancouver's mid-century homes were designed for light-framed, single-family occupancy. Many have since been converted to two or three suites with reinforced floors, tile bathrooms, and much higher live loads than originally designed for. Footings that were adequate for a single-family rancher may be undersized for a fully loaded multi-suite home — which shows up as settlement and wall cracking concentrated under heavy load points.
