Root Intrusion into Weeping Tile & Cracks

Maple Ridge's heavily treed residential lots — particularly in Silver Valley, Cottonwood, and the older Haney neighbourhoods — have significant root systems from large conifers and deciduous trees. Tree roots seek moisture and can infiltrate weeping tile within a few years of planting. Once inside the drainage system, roots fill the pipe completely within 5–10 years and block all drainage. Root-damaged weeping tile must be replaced — rodding the roots out only delays the inevitable.

Hillside Subdivision Drainage Loading

Silver Valley and Albion's steep hillside subdivisions receive large volumes of runoff during atmospheric river events that can overwhelm residential drainage systems. When subdivision drainage is inadequate, homes at the base of slope gradients receive runoff from multiple lots above them. Foundation walls on the upslope side of these homes experience hydrostatic pressures that standard drainage systems weren't designed for.

Fraser River Terrace Settlement

Parts of Maple Ridge near the Fraser sit on river terrace deposits — layered sands and gravels with occasional silt lenses. These soils are generally competent but can liquefy under seismic loading and can erode through piping failure when drainage concentrates. Homes near the river bank in lower Haney and Whonnock should be assessed if any major drainage changes have occurred upstream.

Concrete Block Deterioration in Haney Homes

Downtown Haney and the older residential streets of Maple Ridge have a concentration of 1950s–1970s concrete block foundation homes. By this age, the block mortar joints have deteriorated to the point where water moves freely through the wall. Horizontal cracking at mid-height indicates the wall has already experienced significant lateral loading. These walls need carbon fibre strapping to arrest movement before the mortar joint failure becomes a structural failure.

Atmospheric River Events & Flash Drainage Overload

Maple Ridge is regularly affected by atmospheric river events that drop 100–200mm of rain in 24–48 hours. These events overwhelm drainage systems designed for average rainfall and cause basement flooding in homes that have no issues during normal rain. After each major event, we respond to emergency calls from homeowners whose drainage systems weren't sized for extreme precipitation. Oversizing sumps and adding backwater valves significantly reduces risk.
