Foundation Crack Repair in Vancouver

Stop cracks before they spread

About Foundation Crack Repair in Vancouver

Foundation cracks are the most common structural issue in Metro Vancouver homes — and the most misunderstood. Not every crack is an emergency, but every crack is a signal. Hairline cracks in poured concrete walls often result from normal concrete shrinkage and can be sealed with low-pressure epoxy injection. Horizontal cracks, on the other hand, indicate lateral soil pressure that must be addressed before the wall rotates inward. Stair-step cracks in block or brick foundations signal differential settlement. We assess each crack individually — its width, depth, orientation, displacement, and moisture activity — before recommending the appropriate repair. Vancouver Foundation Repair Co brings the right equipment and the right method to every job.

Our Foundation Crack Repair Process

Crack Assessment

We map every crack, measure width and displacement at multiple points, probe for depth, and check for active water. Horizontal and stair-step cracks get differential settlement testing.

Method Selection

Dry structural cracks get rigid epoxy injection. Wet or moving cracks get hydrophilic polyurethane foam, which expands on contact with water to create a watertight seal.

Injection

Injection ports are installed at depth-to-width spacing intervals. Low-pressure injection fills the crack from the bottom up. We verify penetration with a tracer before pulling ports.

Surface Patch & Seal

Port holes are patched with hydraulic cement or matching colour mortar. A crystalline surface sealant is applied to the full crack zone to block secondary moisture paths.

Foundation Crack Repair FAQ

Can you repair cracks from the inside?
Yes — epoxy and polyurethane injection are done entirely from the interior with no excavation. This works well for poured concrete walls. For block walls with significant displacement, we may recommend interior carbon fibre strapping in addition to crack sealing.
Will the crack come back?
Injection repairs fill the crack with material that is stronger than the surrounding concrete. The original crack won't reopen. If the underlying cause (settlement, lateral pressure) isn't also addressed, a new crack may form nearby — which is why our assessment includes a cause analysis, not just crack counting.
How long does crack repair take?
Most residential crack injection jobs are done in 2–6 hours depending on crack count and length. We're typically in and out the same day.
