Victorian & Edwardian Rubble Foundations

Queens Park's pre-1920 homes were built on hand-laid stone or brick rubble foundations that were mortared with lime — not portland cement. After 100+ years, the lime has leached, the mortar is powdery, and the wall offers little resistance to lateral soil pressure. These foundations cannot be repaired with standard concrete injection — they require lime-compatible repointing mortar and specialist knowledge of heritage masonry to repair without causing further damage.

Escarpment Slope Drainage Overloading

The Queens Park escarpment drops steeply from the ridge to the Fraser River lowlands. Homes on the lower slope receive runoff from the entire catchment above them, particularly during fall and winter storms. Foundation walls on the upslope side of these homes carry extreme hydrostatic loads. We regularly install high-capacity perimeter drainage systems and exterior waterproofing membranes on these properties.

Queensborough Fill Settlement

Queensborough was built on engineered fill over the Fraser River floodplain. Settlement is a long-term and ongoing reality. Slabs crack, grade beams crack, and perimeter drainage systems subside with the settling fill. Homes here need perimeter drainage replacement every 20–25 years at most — the fill consolidation never fully stops.

Sapperton Hillside Lateral Pressure

Sapperton's homes on the slopes above the Brunette River deal with persistent lateral pressure from clay-rich hillside soils. Horizontal cracking at mid-wall height in poured concrete and step-cracking in block walls is common. The hospital corridor redevelopment has also changed local drainage patterns in ways that have affected some older adjacent homes.

Coal & Sawdust Fill (Downtown Core)

New Westminster's downtown was expanded onto historical riverside fill that contains coal ash, sawdust from old mill operations, and other organic material. This fill compresses unevenly and erratically. Buildings in the downtown core occasionally show abrupt settlement cracks that don't follow the gradual pattern of normal soil compression — reflecting the variable composition of the fill beneath them.
