Richmond's housing stock is heavily weighted toward post-1950 construction on engineered pile foundations or concrete grade beams. Steveston has some of BC's oldest working waterfront homes. The bulk of the residential areas — Broadmoor, Hamilton, Garden City — are 1970s–1990s suburban homes on driven timber or concrete piles. Newer developments use augered concrete piles. Grade Beam Cracking & Separation
The concrete grade beams that connect pile caps in Richmond homes were typically not designed to handle significant differential settlement between individual piles. As the soft soils between piles consolidate, grade beams crack at mid-span and at pile cap connections. We see horizontal and diagonal grade beam cracks in nearly every Richmond home over 25 years old. Epoxy injection stabilises the crack; addressing the drainage and void beneath the beam prevents recurrence.
High Water Table & Basement Flooding
Richmond's water table sits very close to surface grade — in many areas, it's within a metre of the slab. Any failure of the perimeter drainage system results in rapid hydrostatic loading against the basement slab and walls. Basement flooding in Richmond is often not from surface water but from water wicking up through the slab from below. Interior drainage with a properly sized sump is essential.
Failed Perimeter Weeping Tile (Universal in Older Homes)
Original clay or slotted plastic weeping tile in Richmond homes fails faster than in other Metro Vancouver areas because the water table is always present — the tile is always full.
