Crawl Space Repair in Vancouver

Seal it. Insulate it. Forget it.

About Crawl Space Repair in Vancouver

The crawl space is the most neglected part of a BC home — and the most consequential. Moisture trapped under a crawl space migrates upward into floor joists, subfloor sheathing, and living areas, creating the conditions for rot, mould, and structural deterioration. BC's combination of wet winters, clay soils, and older housing stock makes crawl space moisture problems extremely common. A complete crawl space repair involves four systems working together: a vapour barrier that seals soil moisture at the source, a drainage layer that handles any water that enters, a dehumidifier that controls relative humidity, and proper insulation at the rim joist and under the floor. We also replace rotted or undersized structural posts and beams while we're in there. Vancouver Foundation Repair Co brings the right equipment and the right method to every job.

Our Crawl Space Repair Process

Crawl Space Inspection

We do a full measured inspection: moisture readings at soil, joists, and sheathing; structural assessment of posts, beams, and rim joists; photos of every area.

Structural Repairs

Rotted posts are replaced with adjustable steel columns on new concrete footings. Compromised beams are sistered or replaced. Rim joists are treated and re-insulated.

Vapour Barrier Installation

20-mil reinforced poly is installed on the ground, sealed to footings and walls with spray adhesive and mechanical fasteners, with all seams lapped and taped.

Drainage & Dehumidification

Where standing water is present, a perimeter channel drains to a sump. A commercial-grade dehumidifier is installed and configured to maintain RH below 50%.

Crawl Space Repair FAQ

Can I just put regular poly down myself?
Standard 6-mil poly from a hardware store tears easily, doesn't seal to walls, and lets moisture migrate through seams. 20-mil reinforced barrier sealed to all surfaces is the minimum standard for effective moisture control — the difference in cost is small relative to the difference in performance.
How do I access my crawl space for repairs?
Most Vancouver homes have access hatches in the floor, basement, or exterior. We work entirely from the access point — no structural modifications to enter or exit. We're experienced with the tight crawl spaces common in older East Van and Burnaby homes.
Will I need to do anything after the repair?
The dehumidifier's collection bucket or condensate drain needs monitoring in the first season. After that, a crawl space inspection every 3–5 years is all that's needed to confirm the system is performing.
