Basement Waterproofing in Vancouver

Keep your basement dry, always

About Basement Waterproofing in Vancouver

Metro Vancouver averages over 1,150 mm of rainfall per year — almost double the Canadian national average. That water has to go somewhere, and without a properly functioning waterproofing system, it finds its way into your basement. Whether the problem is hydrostatic pressure forcing water through foundation walls, failed weeping tile allowing water to collect at the footing, or condensation from warm air meeting cold concrete, we diagnose the actual cause and apply the right system. There are three waterproofing approaches: exterior membrane systems that prevent water from contacting the foundation, interior drainage systems that collect and redirect water that has already entered, and injected crack sealing for point-source intrusion. Most Metro Vancouver basements need a combination. Vancouver Foundation Repair Co brings the right equipment and the right method to every job.

Our Basement Waterproofing Process

Water Source Mapping

We locate every entry point — wall cracks, floor-wall joint, floor cracks, window wells, and through-wall pipe penetrations — and determine whether the source is surface water, hydrostatic groundwater, or condensation.

System Design

Exterior systems stop water at the source. Interior systems manage water that gets in. We recommend the system with the best long-term outcome for your specific conditions and budget.

Installation

Interior systems: perimeter channel, sump pit, and primary/backup pump installation. Exterior: full excavation to footing, membrane application, drainage board, and filter fabric.

Testing & Sign-off

Sump system is load-tested with a garden hose. Exterior membrane is inspected at every seam and termination before backfill. You receive documentation including photos of every stage.

Basement Waterproofing FAQ

Interior or exterior — which is better?
Exterior waterproofing is the only true cure — it stops water before it contacts the foundation. Interior drainage systems are excellent management systems that protect your interior when exterior waterproofing isn't practical or affordable. Both carry strong warranties and are effective when properly installed.
Does my finished basement need to be demolished?
Interior drainage systems require removing 12–18 inches of concrete flooring at the perimeter only — not the full floor. Finished wall framing typically stays. Exterior waterproofing needs no interior demolition at all.
How often do sump pumps need replacing?
A quality cast-iron sump pump lasts 7–10 years. We recommend battery backup units so the system continues working during the power outages that often accompany Vancouver's major storm events.
